Parquet
The parquet in Avalon Estate's homes is made of 100% triplus-layered natural wood and differs from other products on the market by its 6-layer "aqua guard" technology. That is, it has a significant resistance to water and humidity, being also suitable for kitchens or bathrooms.
For an impeccable appearance, even after many years of installation, the parquet allows sanding up to 5 times during the period of use.
The range used is a premium one, the manufacturer offering a 30-year warranty.
In addition, out of the desire to offer our customers a superlative lifestyle, we maximize the efficiency of the underfloor heating system by installing a 13.2 mm thick parquet, custom-made only for Avalon Estate customers.
The mounting system is T-Lock and stands out for its increased wear resistance.
Ceramic tiles
Ceramic tiles are important for the interior design of any home. That is why, in Avalon Estate, we use premium models, from the most important Spanish and Italian manufacturers, recognized worldwide for the quality and durability of the products.
The ceramic tiles in Avalon Estate have 3 layers of finishes, which makes them durable over time, regardless of the frictional forces they are exposed to. At the same time, with increased weight resistance, they can also be installed in swimming pools.
A strong point of the chosen models is the fact that they are easy to clean, only with water, having Class 5 in terms of stain resistance.
In your future home you can choose from 4 types of ceramic tiles, matte or glossy. As an installation method, you can opt for 4 "upgrade" cladding variants, which involve making a mix of two different models of ceramic tiles for bathroom design
The ceramic tiles are fixed with mortar and plated with 2 mm joint between them, to avoid any risk of cracking.
Sanitary Mixers
The bathrooms in Avalon Estate are equipped with premium sanitary faucets, of German origin, made of brass on the outside and ceramic cartridge on the inside, materials that provide additional resistance over time to mechanical wear.
All the faucets are single-operated, which gives you considerable ease in calibrating the flow rate, but also the water temperature.
The batteries chosen for Avalon Estate homes are differentiated from other products on the market by Quick Clean technology. More specifically, the shower head is equipped with silicone nozzles, which inhibit the formation of limescale deposits and increase the service life over time.
Another differentiator is the Air Power technology, which prevents splashing and at the same time reduces excessive water consumption, through the filter that allows air to be injected into the water flow.
Sanitary faucets are recessed into the wall, giving you more possibilities in arranging the space and creating a harmonious design of the room.
Shower cabins
The shower cabins are walk-in type, they are built with an inclined slope in the cement screed and are separated from the rest of the room by tempered glass panels.
It differs from classic shower enclosures by an exclusive and elegant design, being easy to maintain and clean.
The sewer drain is specially provided by the gutter, which has a stainless steel grate and mask. The channel has a high flow rate of up to 48 litres/minute and a compressive strength of up to 300 kg.
Walk-in shower enclosures are integrated into the design of the bathroom and are fixed with special adhesives for ceramic tiles.
Toiletries
The toilet bowls installed in the houses in the complex are made of white ceramic material, suspended on the wall.
We chose a suspended model, with the tank and the water drawing system hidden in the wall, to keep the bathrooms a clean design, just like in the rest of the rooms.
The tank is made of ABS material and has a volume of 9 liters.
The filling valve is silent and has a double water draw system.
As an installation method, the toilet bowl is incorporated into the wall, before ceramic cladding, to integrate it into the clean and elegant design of the entire bathroom.
Interior partitions
In the homes in Avalon Estate, we used the double plasterboard cladding system to maximize strength over time. We have increased the performance of the wall by stiffening the metal structure. Thus, the possibility of mounting suspended furniture is ensured.
In addition, for increased acoustic and thermal comfort, the walls are insulated with stone wool.
High-quality washable white paint with wear resistance and a 15-year warranty was used on both the walls and ceilings of the homes in Avalon Estate.
Exterior doors
The entrance to the homes in Avalon Estate is through secure metal doors, white on the inside side of the house and in the shade of textured oak on the outside.
The structure of the doors consists of a single strip of steel bent and internally reinforced by strong vertical frames, thus making them resistant over time to constant mechanical actions. Thanks to the material they are made of, they provide sound insulation of up to 30 decibels.
The doors are equipped with a key that operates three central latches. They are accessorized with an opening limiter, and the door lock has special steel protection that helps to increase burglary resistance.
At the same time, the chosen model passed the breakage tests according to the European ENV1627 standard, thus obtaining Class 3 certification.
Interior doors
The doors inside the homes are white in color and have a clean design without glazed openings, which ensures increased privacy inside the house.
The door frame is made of MDF (Medium Density Fibreboard) material, and the exterior cladding is made of HDF (High Density Fibreboard), with a thickness of 38-40 mm, having a clean design, but also a high resistance over time to handling. The filling structure is honeycomb type, a lightweight material that helps to handle the door very easily.
The doors have an adjustable MDF frame with wall cladding and innovative T-Lock locking system and include a 72 mm lock with key lock.
The door gasket increases acoustic comfort inside the home.
Carpentry
The T-buildings, the individual villas and the Gatehouse building are equipped with joinery with anthracite gray aluminum profiles, made by an important manufacturer recognized worldwide for the quality of its products.
The joinery's heat transfer coefficient of less than 1.2 W/m²K ensures thermal comfort inside homes, regardless of the season.
In buildings A, we use PVC joinery with 3 sheets of glass (tripane) from a manufacturer of German origin, known for the reliability and excellence of materials, having over 50 years of experience in the field. The color is anthracite gray.
In all types of buildings, the joinery is provided with sealing film on the outside and anti-condensation film on the inside, which provides increased sound insulation, up to 38 decibels.
Sockets and switches
The Avalon Estate complex is connected to the urban electricity grid through three transformer substations powered in a loop. All electrical installations are made of copper, a material known for its resistance over time.
We have equipped every apartment and house with satin white sockets and switches from a manufacturer with extensive experience in the field of home automation and lighting.
All sockets and switches are modular, have a frame support made of a technopolymer material that ensures a very good grip on the wall and can clamp up to 12 modules. At Avalon Estate we install both electrical outlets and TV outlets or data cables.
We took into account and anticipated the needs of the future owners, so we positioned and installed the electrical equipment intelligently, for maximum accessibility and efficiency and for the design of the rooms to remain clean, and the cables to be masked.
Architecture and Design
Inspired by Dutch architecture, the design of Avalon Estate is signed by the architecture office ADN BA, internationally recognized for unique and integrated residential projects.
During its 18 years of activity, ADN BA has won numerous competitions in the field, both nationally and worldwide.
Exclusive landscaping concept
The Beros Abdul Landscape Architecture Office has been in charge of the implementation of an exclusive landscape concept, which respects the principles of a clean and sustainable environment.
Avalon Estate has over 28,000 m2 of green and relaxation spaces that include the central park, around which the entire concept has been developed, pedestrian alleys and the promenade area near Pipera Lake.
In addition to the 150 trees planted, the central park will have flowering plants throughout the year, an artificial stream and an ecological rainwater collection system.
Resistance structure
Earthquakes are always a cause for concern. That is why, in the design of the resistance structure of the buildings in Avalon Estate, we collaborated with the team of structural engineers who participated in the drafting of the modern seismic design regulations in Romania (P100-92, P100-2006, P100-2013), but also in the drafting of the most important design codes in the field of reinforced concrete structures in our country.
When designing the Avalon Estate structure, we used ETABS, one of the most advanced structural and seismic calculation programs, used in over 160 countries to design iconic buildings, such as Taipei 101 Tower in Taiwan.
Parking spaces
Parking spaces for residents can be found both in the basement for Type A buildings and at ground level in Type T buildings, an aspect that emphasizes the concept of integrated community and car-free neighborhood.
They are designed to adapt to the needs of residents and have a quick installation and operation mechanism with minimal visual impact while ensuring the highest level of safety.
Footer
Access to the basement of the buildings in the complex is perimeter and includes both individual, hydraulic and bicycle parking lots, as well as storage spaces and ALA type shelters (civil protection shelters).
Exterior walls
The exterior walls of Avalon Estate are built of hollow brick blocks, class A reaction to fire (according to the EI 240 standard), which is why they have an increased resistance to fire and do not favor the propagation of fires.
The exterior walls of the complex are of three types: with ventilated facades, with Klinker ceramic tiles and with exterior plaster.
The ventilated façade ensures continuous air circulation, which is why the heat exchange is carried out through the air chamber between the ventilated façade and the thermosystem. Thus, resistance to temperature variations increases and energy consumption decreases.
This type of façade can be found on the top levels of buildings, such as penthouse apartments or on the top floor of townhouse units.
The façade with Klinker ceramic tiles is the most used for cladding in the complex. In addition to its aesthetic role, it has an increased resistance to environmental aggressions.
Facade layers:
1. Masonry support wall or reinforced concrete structure;
2. Vapor barrier membrane;
3. Thermal insulation made of hydrophobic stone wool;
4. Exterior finish in Klinker ceramic tiles.
For durability over time, the plastered façade of Avalon Estate is finished as follows:
The masonry support wall or reinforced concrete structure is prepared;
Apply the spatula mass plus fiberglass mesh;
Then 15 cm hydrophobic stone wool is attached, which due to its thickness ensures an optimal thermal coefficient;
At the end, the decorative plaster is applied.
For a high resistance of the applied finishes, the interior plaster is prepared in the same way for both types of walls, following 3 steps:
The masonry support layer or reinforced concrete structure is prepared;
It is plated with plasterboard in a double layer;
Finish with plaster and washable paint.
Entrance doors to buildings
The entrance doors in buildings are mounted either on PVC joinery (in the case of type A buildings) or on aluminum structure joinery (in type T buildings). The aluminum structure is used because the glazed spaces are large, and this provides better support for the windows.
Folded sheet metal closures
Folded sheet metal is an elegant and versatile material, with resistance over time and adaptability to customer needs. It stands out for its low maintenance costs, flexibility and malleability.
Also, this solution applied to the buildings in Avalon Estate allows the wall to be ventilated underneath, which prevents the appearance of mold.
Klinker Ceramic Plywood
Stone plywood or exposed brick are natural, ceramic, non-polluting and sustainable materials. They are durable and weatherproof, requiring limited maintenance.
Moreover, the low degree of water absorption contributes to the preservation of the color and quality of the material, but also to the low level of dirt retention.
Elevators
At Avalon Estate we focus on safety and comfort. That is why, for the transport between the floors of the buildings, we have installed aluminum elevators, with a capacity of 6 people and a weight of up to 480 kg, famous worldwide for the technologies used.
At the same time, we have opted for transport systems adapted for people with disabilities, for increased comfort for any resident.
District heating
Aiming at the sustainability of the project, the units in Avalon Estate benefit from heating through a central block of flats. Compact and aesthetic, condensing boilers ensure high energy performance for all homes in the complex. The boilers will be periodically checked from a technical perspective, for complete safety.
Each home benefits from separate metering through the thermal energy meter and distributors, which will lead to reduced maintenance costs.
Utility infrastructure
All apartments and houses are connected to water, sewerage, gas and electricity, the fiber infrastructure for internet connection is made, and for good electrical stability, we equip the complex with transformer substations.
In addition, Avalon Estate has its own generator set, to avoid any unpleasant situation, in the event of a breakdown of the public electricity network.
Air conditioning (AC) infrastructure
For the convenience of living in a cool home in the summer, we will hand over all homes with infrastructure installed for at least one AC system. This includes the condensate route, the refrigeration route and the electrical route.
The power supply to the internal AC units is done directly from the external unit, connected to the electrical panel by a separate circuit. Thus, we avoid positioning unsightly sockets close to ceiling level.
Façade insulation
For the thermal insulation of the houses, we opted for stone wool, due to the superior properties it has in maintaining a constant temperature, regardless of the season.
At the same time, stone wool soundproofs homes and protects them against flames, as it is fireproof.
